ANIN. HISTORY AND THE PRESENT TIME

The beginnings of Anin (located in the right part of Warsaw in the Wawer district) date as far back as the year 1906 when count Ksawery Branicki has completed the allotment of his possessions. He has named this area to honor his wife, Anna. They encompassed, inter alia, a vast forest area which had the advantage of having crystal clear water and soothing air which healed those who were ill, tired, and had particularly good influence on the health of children. Today, over 300 hectares of this forest constitute the King Jan Sobieski Nature Reserve.

The development of this part of town has accelerated significantly after World War I. Warsaw, as the capital city of a big country, started attracting crowds of people from all over Poland. The newly created offices, institutions, courts, theaters attracted to the capital politicians, artists and specialists in various fields and it turned out that there are not enough apartments for them in the city center. These people often stopped in suburban settlements. As time went by, they purchased small building lots and settled down permanently. What is more, the population density in Warsaw has forced many of its inhabitants to search for space, better living and leisure conditions, outside of its borders. A big development of summer resorts along the capital city access routes occurred and, with time, they have transformed into year-round homes, which allowed to make use of the climate benefits a lot longer than the summer season lasted. Anin took the leading place on the right side of the Vistula river.

During that period of time, many new homes and villas were built next to the streets. Many new homes and villas were built during that time along the streets marked out perpendicularly to the tracks and the train station in Wawer, closed from the northern side by Szosa Brzeska (today: Bronis??awa Czecha street), and from the eastern side by Królewska street (today: Kajki street). The streets perpendicular to the so-called "Szosa" were called alleys, e.g. the Park Alley (today: Rze??biarska street). The parallel streets were called Transverse streets and had Roman numerals from I to XII.

After World War II, cultural life bloomed quickly, attracting to the area more and more poets and artists, even though it slightly changed its character - however not losing its appeal. In the 60s, the Institute of Electrical Engineering was established, as well as the Children’s Memorial Health Institute and the Institute of Cardiology.

As of today, those who seek rest in Anin or settle here permanently are most often the intelligentsia working in the capital city. Journalists, people of culture and sport also have their homes here. Anin is a climatic place with lots of greenery, closeness of a nature reserve and wooden homes with porches - commonly referred to as „?�widermajer”. This unusual name comes from a poem by Konstanty Ildefons Ga??czy??ski "Wycieczka do ?�widra" ("A trip to ?�wider") who has lived and written in Anin before the war.

ANIN PARK. THE LOCATION  

The Anin Park investment is located at Po??aryskiego 71 street on the corner of the Szpota??skiego and IX Poprzeczna streets, which undoubtedly confirms its attractiveness. It offers excellent communication connections, this including direct access to the Szybka Kolej Miejska in Warsaw-Anin (fast city railroad - only a 3-minute walk from our investment), which, as of today, due to the high quality of its trains and connections to all parts of Warsaw, is a kind of an over ground metro, as well as a very good and quick access to the main city highways: Trasa Siekierkowska, Trasa ?�azienkowska, the Grochowska and Marsa streets.

What is more, what characterizes the location is the vicinity of the vast King Jan Sobieski Forest Nature Reserve (the oldest, second in size forest complex in Warsaw and the biggest one in its right-bank side), a low building development, mainly villas, and the lack of big housing projects and settlement clusters.

In a distance not exceeding 1 km, there is an excellently developed city infrastructure: shops and service-trade points, pharmacies, banks, gas stations, restaurants and cafes and the family Shopping Mall "Ferio Wawer" located at Szpota??skiego street and which was built in the monumental interior of a former factory from before the war.

Enthusiasts of sport activities will find near recreational run tracks, bicycle paths, as well as the Sports and Leisure Center, which, apart from a swimming pool and fitness, also organizes seasonal attractions, such as an ice rink during the winter period.

THE BUILDING AND APARTMENT STANDARDS

Anin Park is a modern residential, multifamily building with apartments with various sizes and functional layouts: one-level premises, as well as two-, three- and four-room premises with a surface from 46 m2 to 116 m2.

Terraces and gardens located around the building were anticipated for the apartments on the ground floor. The remaining apartments will have balconies and large windows giving a view of the surrounding greenery.
